- Preventive maintenance tasks within the community and on the grounds including mopping, floors, landscaping etc.
- Perform light plumbing work and other minor repairs. such as clearing clogged sinks, changing light bulbs, etc.
- Maintain the common areas of the community.
- Maintain outdoor grounds including sweeping, garbage removal, light painting, snow removal, and storm maintenance.
- Other responsibilities as required.
Competencies:
- Skill in basic carpentry, plumbing, work to complete building repairs.
- Knowledge of NYC law, rules and regulations regarding building maintenance and safety including but not limited to HPD,FDNY, DEP, DSNY, DOB.
- Ability to communicate verbally and in writing.
- Ability to establish and maintain effective working relationships with peers, superiors, residents, community service agencies, and the public.
- Ability to manage multiple priorities and multiple demands to accomplish tasks in accordance with established requirements.
- Skilled in analyzing situations in order to identify problems and offer possible solutions.
- Skilled in communicating with all types of people in a wide variety of situations.
Skill and Education:
- Minimum of 1 year maintenance /handyperson experience.
- OSHA certificate is a plus.
Physical Demands:
- Required Constantly: Walking, lifting and/or carrying of materials and tools between 25-50 lbs, climbing stairs.
- Required Frequently: Climbing ladders, operating light machinery.
- Required Occasionally: Shoveling of snow, reaching above the shoulder, pushing and pulling.
